Panattoni builds green distribution centre in Steenwijk

Logistics property developer Panattoni will soon start construction in Steenwijk of a hypermodern distribution centre of around 34,000 square metres. Panattoni Park Steenwijk is located at the sustainable business park Eeserwold, near Zwolle. The design of the distribution centre expressly takes account of its integration in the natural environment. Completion of the park is scheduled for Q2 2024.

Extensive green areas will be created around the distribution centre with a focus on enhancing local biodiversity. The distribution centre offers various possibilities for generating clean energy and will be built according to the BREEAM Very Good standard.

The distribution centre comprises some 33,992m² in total, including 30,252m² of warehouse, a mezzanine of 2,736m² and office space of 1,004m². The building can be divided into two units, each with about 15,126 sqm of warehouse, 1,368 sqm of mezzanine and 502 sqm of office. There will be a total of 295 parking spaces, 28 loading docks and 2 overhead doors.

Green design

Business park Eeserwold is an innovative and sustainable business park developed by owner Roelofs Planontwikkeling with a focus on nature. To enhance biodiversity around the 4.4-hectare Eeser Lake, animal-friendly banks have been constructed and various nesting boxes have been placed.

The development of Panattoni Park Steenwijk perfectly matches the sustainable ambition of this business park. In cooperation with landscape architects and ecologists, we looked at how the distribution centre could fit into the landscape as well as possible. A wide variety of grasses, plants and trees will be used for the planting around the building. Ponds will also be created, which will be planted with aquatic plants from the adjacent Eeser Lake and will serve as water reservoirs in case of heavy rainfall.

Existing fencing on the site will be hidden from view by various climbing plants. When choosing the planting, species were chosen that are attractive to insects throughout the year and offer shelter to local fauna. The green surroundings of Panattoni Park Steenwijk and the nearby Eesermeer offer employees of the distribution centre the opportunity to take a walk or have lunch in the open air.

Transparent facade

The distribution centre will have a transparent facade. Thanks to the use of glass, the building will blend seamlessly into its green surroundings and allow daylight to enter freely, which will have a positive effect on employees' working comfort.

Clean energy

Business park Eeserwold is investigating the possibilities of developing green hydrogen at business park Eeserwold. Following on from this study, Panattoni is looking at opportunities for cooperation with initiative Waterstof Eeserwolde to develop a hydrogen hub at the business park. This could make use of solar energy generated through the roof of the distribution centre.

Due to its location on the Eesermeer lake, all companies on Eeserwold business park can be connected to a unique and sustainable cooling water network (UR Cool) that uses the cold water of this lake. Panattoni's technical team is investigating whether the new distribution centre can also be connected to this extremely environmentally friendly and CO2-saving cooling system.

Strategic location

Panattoni Park Steenwijk will be developed at a visible location along the A32 motorway. The park is conveniently located to the northern provinces, the German border and the European hinterland. Port of Zwolle - which will soon gain seaport status due to the widening of the Kornwerder Zandsluizen - is half an hour's drive away. MSC terminal Meppel is also close by. Companies such as Lidl, Picnic, Albert Heijn, DPD, Kuehne + Nagel, IKEA, FrieslandCampina and Wehkamp have chosen this region before.
