Logistics property developer Panattoni Netherlands has sold the fully let Wessem logistics park to Cabot Properties. The logistics park comprises approximately 42,500 square metres, has been developed in accordance with BREEAM-NL Very Good certification and consists of approximately 24,000 square metres of high-quality logistics space. Logistics service provider GXO recently signed a long-term lease for the park.
The distribution centre is located on a redevelopment site that housed an old brick factory until 2013. After its closure, the factory building was for sale for many years. In 2019, the 1915 factory building was demolished and the site remediated, after which Panattoni built a sustainable distribution centre there. As such, the building is fully electric and natural gas-free. Besides the distribution centre with offices, the park also includes a bicycle shed, a parking area with electric charging stations and green areas that improve the ecological value of the park. In addition, the huge roof offers the possibility of becoming a solar park, allowing not only the building but also a large number of Dutch households to be supplied with renewable electricity.
Koen de Jong, vice president investments of Cabot Properties: "Sustainability plays a crucial role in our new real estate investments. And in a changing market environment, we believe sustainable logistics real estate retains the most value in the long term. Panattoni Park Wessem is a high-quality brownfield development and, as a sustainably certified project, is a great addition to our portfolio."
Multimodal location
Besides sustainability, Panattoni Park Wessem is characterised by its unique strategic location which makes the development a long-term future-proof investment. The project is located in the south-eastern part of the Netherlands, in Limburg, close to the Belgian and German borders. Thanks to an excellent multimodal network and a large customer base, many well-known internationally operating companies including DHL, Broekman Logistics, Samsung and Lidl have settled in the area.
Jeroen Gerritsen, managing director Panattoni Netherlands, says: "This development is literally at the heart of the southern logistics corridor from Rotterdam and Antwerp to the German hinterland, the Rhine-Ruhr area. This area is the largest metropolitan region in Germany with more than 10 million inhabitants. With 18 million consumers within an hour's drive, 160 million customers within 500 kilometres and 220 million customers within 1,000 kilometres, the Limburg region is the hub of European distribution. Thanks to an excellent multimodal network and a large customer base, this is and will remain an absolute top logistics location for international logistics companies and retailers."
