The effective net rent of the European logistics market increased by 0.72 per cent in the first quarter. This is according to a report by BNP Paribas Real Estate on 46 markets in 19 European countries.
The index shows changes in effective net rent by country. Growth markets include the Midlands in the UK, Barcelona and Budapest. Rental incentives remained stable over the past six months. In the Netherlands, there was no change in prime rents and incentives in the first quarter of this year. "Vacancy is lower than ever and there are plenty of developments in the market with new logistics complexes under construction as a result," said Sicco Posthumus, ceo BNP Paribas Real Estate in the Netherlands.
Sweden has the smallest difference between gross rents and effective net rent. The largest difference is found in Poland. According to BNP Paribas, the Brexit referendum has little impact on industrial and logistics markets for the time being, mainly thanks to the continued stable growth of e-commerce.
