Demand for distribution centres continues to rise. Last year, 58 per cent more was invested in logistics property in the Netherlands, international property consultant Savills figures.
Last year, more logistics property was also taken up substantially more than in 2016. The total amount of logistics property taken up rose by 49 per cent. The largest transactions are in the name of Lidl. The supermarket discounter leased a 70,000-square-metre property in Venlo and a 60,000-square-metre location in Roosendaal.
Schiphol and the rest of the Randstad region are still the most pricey rental locations. In the Schiphol area, tenants pay between 60 and 95 euros per square metre per year. In Amsterdam, Rotterdam and Utrecht, they pay between 45 and 65 euros. In Tilburg, Venlo, Roosendaal and Tiel, tenants pay at least 35 euros per square metre.
The total stock of logistics property stood at 30.6 million square metres at the end of 2017. That is an increase of 6.5 per cent compared to a year earlier.
Savills also expects a lot of new construction for 2018. "For this reason, 2018 has the potential to be another record year," the property consultant said.
