The vacancy rate of logistics real estate has fallen below 5 per cent for the first time in the past six months. Demand for logistics space rose especially in the first quarter of 2016, according to figures from real estate consultant CBRE.

In contrast, the second quarter of this year saw a surprisingly low take-up. This contrast led to positive net absorption and a drop in vacancy rates to 4.5 per cent. According to CBRE, there was a strong upturn in new logistics developments in recent months.

The investment volume in logistics real estate in the first half of the year was slightly higher than in the same period last year, with light industrial properties in particular in demand. Net initial yields fell further but the decline now seems to be slowing down.
