A record amount of Dutch logistics real estate was taken up in the first half of the year. According to figures from real estate consultant CBRE, take-up volume rose by as much as 124 per cent in one year.

The past six months were particularly notable for the high proportion of pre-let transactions. Here, the tenant and developer reach an agreement even before construction starts. In addition, existing construction was also popular.

Geographical spread
CBRE reports that the demand for logistics real estate is not limited to the south of the Netherlands. "The balanced geographical spread of take-up is noteworthy," said Dries Castelein, senior director Industrial & Logistics at CBRE. "At the beginning of the recovery period, growth was mainly concentrated in the traditional logistics hubs in the south-east of our country. Now we are also signalling more demand for logistics real estate in the A15 zone and regions in the centre of the Netherlands."

Vacancy
Tenants are particularly interested in modern distribution centres. As a result, many new facilities are being built. This means that the vacancy rate of existing buildings is also increasing slightly. For new construction, the vacancy rate is 4.0 per cent. For existing construction, it is 6.6 per cent. CBRE expects demand for distribution centres to remain level for the rest of the year as well.
