In logistics real estate, a clear preference can be seen for North Brabant. In this region, average transactions are a lot higher than in other regions. This is according to real estate agent DTZ Zadelhof's VastgoedVisie 2015.
Unaffected by the crisis
DTZ Zadelhof states that logistics property has been largely unaffected by the crisis. In fact, there is an increasing focus on scaling up operations. Logistics service providers, in particular, are seeking to do so. They are concentrating primarily on the logistics hotspots in the Netherlands. According to DTZ Zadelhof, this will lead to a shortage of high-quality logistics property in these areas.
Risks associated with property development
The existing supply often falls short, which is why many new bespoke distribution centres will be developed, including outside the logistics hotspots. However, there are pitfalls to be aware of here too, as 9 per cent of logistics space in the North Brabant hotspot stands vacant. Outside the logistics hotspots, this percentage is likely to be even higher. “Building outside the logistics hotspots therefore means building for future vacancy,” the report states.
Top 5 cities
The 2015 Property Outlook also presents a top 5 list of logistics hotspots. Rotterdam ranks number 1, followed by Tilburg, Amsterdam, Roosendaal and, bringing up the rear, Venlo. These five municipalities account for 27 per cent of all logistics property in the Netherlands.
