If it is up to Dokvast, the new NewLogic III distribution centre will go into the books as the 'most sustainable DC in Europe'. The gas-free distribution centre received the BREAAM Outstanding certificate last week.

The building on Het Laar industrial estate in Tilburg already stood out for its futuristic shape, but has now also been awarded a sustainability certificate. "In all categories, we achieved almost the maximum score," says Dokvast director Jos Klanterman.

Sustainable measures

Dokvast took numerous sustainable measures for the new distribution centre, including an airtight outer shell, solar panels, automatic dimming LED lighting, triple-insulated glass, extra roof insulation, a heat pump and e-boilers.

The gas-free distribution centre only uses electricity when it is needed. Lighting, for example, is only switched on when someone is in the room.

Smart sensors predict maintenance

Special facility software ensures efficient maintenance of the building. Dozens of devices in the building are equipped with smart technology that allows maintenance to be predicted and scheduled.

Klanterman: "We equip everything that is mechanical or sensitive to failure with sensors. Think of levelers, lifts, doors and all lighting fixtures. This allows us to see how often each door opens and closes. The more often this happens, the faster a door needs maintenance."

Rhenus Contract Logistics

Dokvast last year started construction of the 60,000-square-metre logistics centre, which features 40,000 square metres of warehouse, 3,400 square metres of office and 17,000 square metres of Value Added Logistics (VAL). The building is expandable by another 15,000 square metres of VAL, with Rhenus Contract Logistics moving into the building in the third quarter of 2018.
