AMSTERDAM, 27 MARCH 2025

Frasers Property Industrial has completed the construction of The Anchor, a logistics park at Minervaweg 10 in Lelystad. The main contractor, Goldbeck B.V., has delivered an ultra-modern facility comprising two units with a total lettable area of 36,402 m².

The Anchor offers 31,188 m² of flexible storage space, 2,608 m² of office space and 2,606 m² of mezzanine space. The facility is equipped with 290 car parking spaces, 16 lorry bays, level floors and a floor load capacity of up to 60 kN/m², making it suitable for automated storage systems and the storage of heavy materials. In addition, the building features a roof terrace and outdoor facilities for staff.

An independent energy system installed by Joulz will supply power to The Anchor, providing a sustainable solution to the current grid congestion. This will reduce The Anchor’s CO₂ emissions by 75% compared with a connection to the regular grid alone.

The Anchor also features solar panels, smart meters, greywater systems and a VRF (Variable Refrigerant Flow) heating system. The site also has charging points for electric bikes and cars, as well as green spaces that support biodiversity. Frasers Property Industrial is aiming for BREEAM ‘Excellent’ certification for this development.

Alexander Heubes, Managing Director Europe at Frasers Property Industrial, says: “The Anchor is in line with Frasers Property’s growth strategy in the Netherlands and reflects our commitment to providing high-quality industrial property solutions that respond to the changing needs of the supply chain and logistics sector. By offering ‘energy-as-a-solution’ through The Anchor’s independent energy system, we can support tenants in navigating the energy transition in a reliable and sustainable manner.”

Dennis Grimbergen, a councillor for the municipality of Lelystad, says: “Flevoland is a fantastic location for companies wishing to establish their logistics hub here. With our strategic location, excellent infrastructure and space, we offer an ideal environment for companies to grow and innovate. The Anchor will bring significant economic benefits to our community, including new jobs. Given that Flevoland’s population is set to grow considerably over the next 25 years and half of our residents currently work outside the province, we urgently need more local employment opportunities. Thanks to Flevoland’s strategic location and robust infrastructure, The Anchor will help strengthen our local economy and our role in the global supply chain. We look forward to the positive impact that Frasers Property Industrial’s development will have on our province and the opportunities this will create for further growth.”

The Anchor is situated in the province of Flevoland and is strategically located in relation to Amsterdam, the A6 motorway and the Flevokust Barge Terminal, offering excellent access to the rest of the Netherlands and Central Europe.

Frasers Property Industrial has appointed 1530 Real Estate and CBRE Netherlands as estate agents for The Anchor.
