307 million euros. Never before has so much been paid for a distribution centre in the Netherlands. Property developer CTP has the amount over for the Amsterdam Logistics Cityhub (ACL); a 120,000-square-metre hub in Amsterdam's western port area.

In 2019, entrepreneurs Wim Beelen and Robert van der Wallen gave shape to their idea for a distribution hub on the outskirts of Amsterdam. They invested 160 million euros in the construction of one of the largest logistics centres in the Netherlands: ALC. Goods from around 30 tenants will be delivered here in the future, after which they will be bundled - with green transport - to the city centre.

'Historic transaction'

Construction of the building has only been underway for a few months, but Beelen and Van der Wallen have already been able to make a substantial profit on Amsterdam Logistics Cityhub with the sale. By comparison, Zalando's XXL distribution centre in Bleiswijk was sold for a record €215 million in April. Beelen says he is proud that the latest step in the project ends with a "historic transaction". " We have set a new perspective on inner-city distribution with the development of ALC; the hub sets the tone for the future of logistics and contributes to an emission-free city centre."

Large part already leased

The property is set up as a multi-tenant complex. A large part of ALC has already been leased. One of the future tenants is construction company VolkerWessels, which plans to use it for the storage and distribution of building materials. Besides storage space, ALC has 11,000 square metres of office space, 1,700 parking spaces, 200 loading docks and a private 180-metre quay. From that quay, goods can be brought in by ship. Electric trucks and canal boats are then used to transport parcels, catering supplies and building materials to Amsterdam's city centre.

The city hub is expected to be completed in the fourth quarter of 2022
