The Netherlands needs more distribution centres in the short term. This is because the growing popularity of online shopping threatens to cause a shortage. So says Prologis, developer and investor of logistics property.

Logistics property close to major cities
Prologis expects online shopping to continue to grow in the coming years. Web retailers therefore need more and more space to store and sort items. The current supply of logistics real estate would not meet the quality requirements of these companies. Moreover, due to the important last mile in the distribution process to consumers, e-commerce companies want to be close to major cities.

Shortage of modern distribution centres
Earlier this year, it already became clear that there is an imminent shortage of modern distribution centres. Much of the existing logistics property would not meet tenants' requirements. This is reflected in the figures. The vacancy rate of older logistics properties has been at 7 per cent for years, while modern properties are only vacant in 2 per cent of cases.
