Taiwanese logistics service provider Morrison Express has opened a new warehouse at Prologis Park Eindhoven DC4, unit E. The 12,800-square-metre warehouse was built on a former landfill site according to a people-oriented design with minimal local emissions. As a result, the warehouse is expected to receive WELL 'Gold' and BREEAM 'Outstanding' certification.

The new warehouse at Prologis Park Eindhoven DC4 is a suitable facility for the services offered by Morrison Express and is customs and TAPA certified. Jeroen van Beek, Managing Director Netherlands at Morrison Express: "This new warehouse marks a new milestone for our European strategy. It supports our ambition to be the global logistics provider that can provide air, sea, customs, warehousing and delivery services. Moreover, given its lowcarbon footprint, the new facility fits perfectly with our sustainability ambitions."

Sustainable development

Eindhoven DC4 is an example of next-generation warehouse facilities: buildings that are more than four walls and a roof. By eliminating local emissions, the warehouse has no negative impact on natural areas. Furthermore, the all-electric building features energy-efficient heat pumps, high-quality insulation, smart building controls and triple-glazing. Together with the solar system, yet to be installed, which will provide all the electricity needed, the warehouse minimises local emissions. Martijn Kuijken, Head of Development at Prologis Benelux: "It was a challenge to develop a building of this size without a gas connection with a low carbon footprint and lower energy costs, but we succeeded. We are very proud to have built a future-proof building that will continue to add value for Morrison without harming the environment."

Focus on well-being

Besides sustainability benefits, the facility also has ecological and health benefits. The site is surrounded by a green strip of greenery. Outdoor seating areas and a picnic area surrounded by greenery invite employees to spend their breaks outside among the trees and plants, beehives, bird houses and insect hotels. Greenery is also present inside the building, improving air quality. Skylights provide natural daylight. Uninterrupted linear LED roof lighting, which mimics natural daylight, combats eyestrain for forklift drivers. All the features together are expected to result in a WELL 'Gold' certificate.

Prologis Essentials

The Prologis Essentials team provided Morrison with racking and forklifts, which supported and relieved them during the move. Jeroen van Beek adds: "Essentials really made our lives easier during the move. We could completely unburden ourselves on other things."
